ABOUT J-REIT

REIT is an abbreviation for Real Estate Investment Trust.
REITs originated in the United States, and the Japanese version of REIT, which was established in 2001, is called J-REIT.
Mutual funds are investment vehicles in which professionals manage funds collected from investors in stocks, bonds, and other securities. REITs, on the other hand, are companies established for the sole purpose of owning and operating real estate assets. They invest funds collected from investors and loans from financial institutions to purchase real estate, and distribute lease income and capital gains to investors as dividends.
Further, REITs are effectively exempt from corporate tax so long as they meet certain criteria such as distributing over 90% of their income and therefore investors of REITs can receive majority of income from real estate asset management as distribution.

The investment corporation is established solely for the purpose of owning and operating real estate assets and all actual management is outsourced.
The asset manager is responsible for selecting and managing the real estate to be invested in, negotiating loans with financial institutions, and conducting financial settlement operations. The asset manager of MIRAI Corporation, a diversified REIT, is Mitsui Bussan & IDERA Partners.
